TERMS AND CONDITIONS

The policies and procedures of Young’s Suncoast Vacation Rentals are designed to ensure that we give both you and our owners the best service possible. Please read them carefully. If you have any questions, we will be happy to answer them – just call 800-826-1213 or locally 251-968-7158.

Reservations

Some minimum stays apply during peak seasons in the summer, spring and holiday periods. Most properties with weekly rental restrictions must be rented Saturday to Saturday. Some properties are restricted to weekly rentals all year. Please check with a reservation agent. Monthly rentals are available in most properties October through mid-March. Monthly reservations may not be allowed at all properties during March. However, if you are renting the property for all of January and February, portions of March may be available at a discounted weekly rate.

Homes

Summer Season: Most gulf front houses and duplexes are available for weekly rentals only Saturday to Saturday. You may check the property details or call a reservation agent for last minute cancellations for the possibility of less than a full week rental in the summer season.

Off Season: Most houses are available with a 3 to 4 night minimum. Many “off-beach” houses and duplexes may be available year around for less than a full week rental.

Condominiums

Summer Season: While select condo rentals require 7 night minimum stays, 3 night minimum stays are available for most properties.

Off Season: 2 or 3 night minimum stays are available for most properties.

Check-In

Where: Your check-in location is at the Young’s Suncoast Vacation Rental main office. Our main office is located at 3639 Gulf Shores Parkway (Hwy 59), Suncoast Center, Gulf Shores, AL, 1/10 of a mile south of the traffic light at County Road 4 and is open from 8 a.m. until 11 p.m. during the summer season.

When: Between 3 p.m. and 5 p.m. on your scheduled arrival date. Please notify us if you plan to arrive after 5 p.m. so we can make arrangements for late check-in. During peak season some accommodations may not be ready by 5 p.m. Properties must be cleaned before releasing keys for occupancy and therefore check-in time cannot be guaranteed. Please be patient should this occur.

Why: To check in, settle your account and pick up your accommodation packet with keys and parking pass.

Late Arrivals: Upon your arrival, your accommodations packet will be in our convenient late check-in box, provided all rent and applicable fees have been paid in advance.

Check-Out

Where: Return keys to Young’s Suncoast Vacation Rental management office located at 3639 Gulf Shores Parkway.

When: 10 a.m. Departures after 10 a.m. are subject to a charge equal to one day’s rent and tax.

Check-out Responsibilities: See Rules & Regulations in your check-in package and as posted in the vacation property. Leave property reasonably clean. Leave all kitchen items such as dishes and utensils clean and in original location, close and lock all windows and doors and dispose of trash in outside disposal locations.

Payment Requirements

In order to expedite your check-in, payments of all balances owed are due 15 days before arrival. If you are making a reservation within 15 days of arrival, full payment is due at the time of booking. Personal checks will not be accepted upon arrival; however, money orders are accepted when payment on arrival is necessary.

We currently accept personal checks 15 days in advance of arrival only with a valid driver’s license. Traveler’s checks, VISA, MasterCard and Discover cards are also accepted. We prefer one payment of single payment type from one individual.

Prepayments

Prepayment amounts vary by property. A prepayment plus an $89 non refundable processing fee and optional travel insurance payment is required to confirm your reservation and is due within 10 days of the date of booking or the reservation is subject to cancellation. The prepayment amount will depend on the number of bedrooms in your reserved vacation rental property. All prepayment(s) and processing fees will be applied to your total charges at check-in and therefore not refunded after departure.

Cancellation and Change Policy

15 days prior to arrival date for daily or weekly rentals
30 days for all monthly rentals

If it is necessary to cancel your reservation, with more than the required advance notice, all prepayments are refundable, less a $30 cancellation fee and $89 processing fee. Payments with less than the specified number of days notice will be held for lost rent and result in forfeiture of prepayment(s), processing fee, pre-paid rent and all other fees and taxes unless the rental unit is rebooked for the same rental period, rental amount and payment of the new rental has cleared. No refunds for early departure. Any changes in the dates of a reservation will incur a $30 administrative change fee.

Vacation Rental Travel Insurance

Your reservation options include Vacation Rental cancellation and interruption insurance. If vacation rental insurance is elected, the premium for this insurance is included in your advance deposit. The premium is based on 6.5% of your total rent due, applicable taxes and fees. Travel Guard is your vacation renal protection plan provider who specializes in travel insurance. Travel insurance covers the unavoidable and unexpected interruption of your planned vacation due to hurricanes, illness, accidents and other occurrences. If you wish to decline this insurance protection, indicate this in the notes section when reserving your unit and please give us your date of birth. The date of birth will be used as verification that you declined the coverage. For additional information and a comprehensive list of covered events, please contact Travel Guard Insurance at 877-254-8842 and reference Product Number 008375. Travel Guard will be pleased to explain the benefits and what is covered by travel insurance.

Tentative Reservation

Young’s Suncoast Vacation Rentals is able to make tentative reservations for future time periods for Preferred Repeat Guests. All advance reservations are subject to rates applicable at the time of actual reservation arrival and available inventory of rental units each year. No future year reservations will be honored at previous year rates. Peak season reservations may not be held beyond January 15th of any year without guest approval of the applicable rate and submission by guest of required prepayments.

Occupancy

The number of guests, including children, is limited to the sleeping capacity of each vacation rental property and is determined by bedroom quantity, furnishings and accommodation size. Exceptions may be made for infants under the age of two. Individuals less than 21 years of age are not permitted to rent. Guests under the age of 21 must have direct adult supervision at all times when on rental premises. Absolutely no unit will be rented to vacationing students under 21 who are not accompanied by a parent or guardian of age as mentioned above. The person checking in must be the person who is renting the unit. Any reservations obtained under false pretense may be subject to loss of prepayment, rental payments, taxes and fees. Motor homes or campers are not permitted to hook up to utilities on any rental premises.

Eviction

Guests may be asked to immediately vacate rental premises, without refunds or compensation, in the event of unnecessary and loud noise (nuisance or disturbance), breaking of Young’s Suncoast or condominium association rules or other illegal activities. Any reservation obtained under false pretense and not adhering to minimum age, occupancy limits, pet policy and supervision requirements are subject to immediate eviction without refund or compensation.

Substitution

We reserve the right to substitute comparable accommodations without notice or liability should the reserved unit be out of order or not available for any reason. When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the reservation prepayments. Under some circumstances, rates may also be subject to change, depending on the date your reservation was made.

Pet Policy

We love pets as much as anyone; however, dogs are allowed only in specifically identified pet friendly properties and with applicable non refundable pet fees. A pet or evidence of a pet found on premises at any non pet friendly property will cause immediate tenant eviction and forfeiture of entire rent payments, prepayments, taxes and fees.

Linens, Towels and Supplies

Bed linens, blankets, pillows and towels are provided, along with a starter supply of soap and bathroom tissue. Daily linen service is not offered at this time.

Furnishings and Décor

All rental properties are equipped with central heat and air conditioning, dishwasher, microwave, washer and dryer and basic cable TV unless otherwise noted. Because the properties are privately owned, decor, style, color schemes and furnishings will vary. There are no guarantees that the standards provided by the owner are compatible with those of the guest. Furnishings are subject to change without notice. No refunds will be given for any appliance or equipment malfunction. We will make every effort to repair or replace appliances / equipment as soon as possible during your stay.

Maintenance

Every effort is made to maintain the accommodations in good repair. All repairs will be handled as quickly as possible. No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators or any other common area amenities, infrastructure or equipment.

Keys

Keys must be picked up and returned to the Young’s Suncoast check-in location. A $25 charge will be assessed for each key not returned to Young’s Suncoast. A service fee of $25 during normal business hours and $50 after 5 p.m. will be immediately charged to your account if a key is lost or should Young’s Suncoast be called to unlock a unit due to a guest being locked out. The guest is liable for incurred expenses should it become necessary to contact a locksmith.

Telephone

Telephones are furnished in most vacation properties for local calls. Long distance and directory assistance calls must be made collect, charged to your personal phone number or paid by credit card. Note: Gulf Shores Plantation telephones are operated on a central switchboard system. Please contact the Gulf Shores Plantation management office for long distance call procedures and payment information.

Parking Restrictions

Most condominium associations allow one vehicle per one bedroom unit with a maximum of two vehicles for two or more bedroom units. However, some building association rules may prohibit more than one vehicle. Please consult our website or your reservation agent to confirm the maximum number allowed. Condominiums and most homes prohibit boats, trailers, jet skis and motor homes. Please consult your reservation agent should you wish to bring any of these type vehicles. Any vehicle not displaying required parking passes will be subject to being towed by the building Owners Association, at vehicle owners’ expense.

Grilling

Fire marshal and condominium association rules prohibit the use of grills on balconies and decks and under raised beach houses and duplexes. Most condo buildings, duplexes and houses have designated BBQ areas.

Inspection/Showing of Units for Sale

We reserve the right to enter rental premises at any time for the purpose of inspection, repair, or other management requirements. In the event that the property you are renting is on the market for sale, we may need to show the property during your visit. We will make every effort to schedule the showing at a convenient time. No inconvenience discount is allowed.

Additional Information

All units are leased without regard to race, color, religion, sex, national origin or handicap. Due to liability issues, we are unable to provide prospective renters with keys to preview properties. Taxes and fees are subject to change. We reserve the right to change unit assignments if the need arises. Please note that all Young's Suncoast Vacation Rental properties are individually owned and because vacation property owners often make changes, furnishings and décor may not be the same as pictured within. We make every effort to ensure that all the information in this website is current and accurate. We cannot be held responsible for errors or changes made by owners in furnishings and equipment.
